Repair, replace, or upgrade — the honest call
The first question we answer on a water heater call isn’t ‘which model do you want?’ It’s ‘should this even be replaced?’ A heater under 8 years old with a single failed part is usually worth fixing. A heater over 12 years old that’s leaking from the tank itself is done — no repair will save it.
We tell you the age, the condition, and what makes financial sense. Then we let you decide.
Tankless water heaters — when they make sense
Tankless units take less space, run efficiently, and can outlast a tank by years. They’re great for homes with limited closet space, multi-bath households that want endless hot water, or anyone planning to stay in the home a while.
They’re not always the right answer. Older homes may need gas line or venting upgrades that change the math. We’ll work the actual numbers — install cost, gas line work, expected lifespan — and tell you when a tank still wins.
Tank water heaters — still the right call sometimes
For a lot of OC homes, a quality 50-gallon tank is the simplest, fastest, most cost-effective answer. We install brands we trust, set them up right (expansion tank, seismic strapping, drip pan, dielectric unions), and pull permits when required.
We don’t install bargain-bin units we wouldn’t want in our own homes.
Common water heater problems we see
No hot water at all — usually a thermocouple, gas valve, or pilot issue on tank units; commonly an ignition or flow sensor on tankless.
Lukewarm water — sediment buildup or a failing element/burner.
Discolored water — anode rod end-of-life, sediment, or the tank itself rusting through.
Popping or rumbling — sediment cooked onto the bottom of the tank.
Leaks — anywhere from a fitting to the tank itself. Tank-body leaks mean replacement, no exceptions.
Permits, code, and safe installs
Water heater work in California needs to meet code. We pull permits when required, install with proper venting, expansion tanks, and seismic strapping, and clean the install up so the next owner — or inspector — sees a job done right.

Common questions about water heater repair & installation
Tank or tankless?
Depends on your home, your gas line, and how long you plan to stay. We’ll run actual numbers and tell you.
How long does a water heater install take?
Most tank replacements: 2–4 hours. Tankless: typically half a day, more if gas or venting needs upgrades.
Do you pull permits?
Yes when required. We don’t cut that corner.
How long do water heaters last?
Tank units typically 8–12 years. Tankless can run 15–20+ if maintained.
Do you flush water heaters?
Yes — we recommend an annual flush, especially with hard OC water.
